Frequently asked questions
Quick answers for Tennessee contractors.
What insurance do Tennessee contractors need?
It depends on your trade, your employees, your contracts and your license. General liability and workers comp are the most common starting points, and many clients and general contractors will ask for proof of coverage before you start a job.
How much does contractor insurance cost?
Pricing depends on your trade, annual revenue, payroll, subcontractor use, claims history, and the limits you choose. The fastest way to get a real number is to request a quote.
How much general liability coverage do I need?
A common starting point for contractors is $1 million per occurrence and $2 million in total per year, but the right amount depends on your trade, the size of your jobs, and your contracts. Many clients, general contractors and licensing offices set a minimum, so check those requirements first. If your work carries higher risk, or you take on larger projects, an umbrella policy can add more protection on top.
How much workers comp coverage do I need?
Unlike most policies, the medical and wage benefits in workers comp are set by state law, so you don’t pick a dollar amount for them. What you choose are the employer’s liability limits, which protect you if an injured worker sues. Your premium is based on your payroll and the type of work your crew does, so accurate payroll numbers matter.
What is a certificate of insurance?
A certificate of insurance (COI) is a one-page document that shows your coverages, limits and carriers. Clients, landlords and licensing offices often require one as proof that you are insured.
Do I need workers comp if I hire subcontractors?
Often, yes, or you need proof that your subcontractors carry their own. Uninsured subs can leave you responsible for their injuries, so collect a certificate of insurance from every sub you hire.
What is the difference between general and professional liability?
General liability covers bodily injury and property damage caused by your work. Professional liability covers claims that a mistake or bad advice in your professional services caused a financial loss.
When do I need a surety bond?
Bonds are commonly required for contractor licensing, permits, public projects and bids. A bond guarantees you will meet the terms of the job or license.
Why should I get commercial auto if I already have insurance on my truck?
A personal auto policy is written for personal driving. If you use a truck for work, such as hauling tools, driving to job sites or having employees drive it, the insurer may limit or deny a claim. Commercial auto is built for business use, typically offers higher liability limits, and can cover employees who drive for you. Talk to an agent about how you use each vehicle so you get the right policy.
Do I really need builders risk?
Builders risk protects the building and materials while under construction from losses like fire, theft, vandalism and certain weather damage. General liability doesn’t cover the structure you are building, so without it a loss could come out of your pocket. Owners and lenders often require it, and your contract should say who is responsible for providing it. If you are building or renovating, it is worth getting a quote.
